The Clyde Creek PSP includes a prominent town center located on the north side
of Ballarto Road, near the northern boundary of the Clyde South PSP region. Due
to the Subject Land’s proximity to the planned town center in the Clyde Creek PSP
(approximately 1.7km away), it is probable that the General Residential Zone will
be applied. Areas nearer to the town center, within walking distance, could be
allocated for more concentrated residential construction.
The Subject Land falls within the South East Growth Corridor Plan, situated on the
outskirts of a larger economic region covering Casey and Cardinia municipalities.
This corridor is projected to house over 230,000 residents and create a minimum
of 86,000 job opportunities. The vision for the South East Growth Corridor aims
to bolster self-sufficiency, sustainability, and uniqueness by offering diverse job
prospects linked to well-designed transport systems. The development will focus
on areas like Pakenham, Thompsons Road, and South Gippsland Highway, as well
as existing town centers and new residential communities. Additionally,
Dandenong and the southeastern metropolitan suburbs will remain key hubs for
employment and services. The plan includes enhancing the area’s character
through waterways, green spaces, and vibrant town centers, while also preserving
views of landmarks such as the Dandenong Ranges. The Subject Land is
designated for residential purposes within the Southeast Growth Corridor Plan.
